Please also acknowledge the following: 1. Registered Guests Only (No Unapproved Visitors) The number of guests on the reservation must match the people who will be at the property. Anyone who enters the home or uses the property at any time counts as a guest, not only overnight sleepers. Unapproved visitors and “just stopping by” guests are not allowed. Violations may result in additional fees and/or termination of the stay. 2. No Parties / No Events / No Large Gatherings This is a residential neighborhood home. Parties, events, and gatherings are not permitted—including birthdays, bachelor/bachelorette parties, after-parties, or “small get-togethers” that create noise, crowding, or neighbor concerns. If your plans involve extra visitors, ask before booking. 3. Quiet Hours: 10:00 PM – 7:00 AM To respect our neighbors, quiet hours are 10:00 PM to 7:00 AM. During this time, please keep voices low, avoid loud music/TV, and be mindful of door slams, porch/deck noise, and late-night arrivals. If noise carries outside the home, please move indoors immediately. 4. Outdoor Noise Policy (Strict) No amplified sound outdoors at any time (no speakers, no DJ equipment, no subwoofers). Outdoor conversations must remain at a low volume—especially after 10 PM. If we receive neighbor complaints about outdoor noise, we may ask you to move inside or reduce noise immediately. 5. Backyard & Deck Use (Guest-Only / Respect the Neighborhood) The backyard and deck are for registered guests only. Please keep outdoor areas tidy and respectful. Do not use outdoor spaces for gatherings that increase noise. After quiet hours, any outdoor time should be brief and quiet. 6. Detached ADU / Private Areas (Do Not Enter) There is a separate detached ADU on the property with its own occupants. The detached unit and enclosed gazebo are not part of the guest space. Please do not enter, approach, or disturb the ADU occupants, and do not block their access. 7. No Smoking / No Vaping / No Drugs Smoking and vaping of any kind are not allowed inside the home or near open doors/windows. Illegal drugs are not allowed anywhere on the property. Evidence of smoking/vaping (odor, residue, ash) may result in additional cleaning/odor-remediation charges and/or termination of the stay. 8. No Open Flames (Candles/Incense) For safety, no candles, incense, or open-flame devices inside the home. Please use battery-operated alternatives. 9. Pets Allowed (Max 2) — Must Be Disclosed/Approved Up to 2 pets are allowed only if disclosed and approved per the listing’s pet policy. Bringing unapproved pets, exceeding the pet limit, or misrepresenting pets as “visiting” may result in additional fees and/or termination. 10. Pet Rules (Furniture, Waste, Unattended Pets) Pets are not permitted on beds or upholstered furniture. Please pick up and dispose of pet waste immediately. Do not leave pets unattended unless they are crated and calm—excessive barking or neighbor complaints must be addressed right away. Guests are responsible for any pet damage, stains, or extra cleaning. 11. Respect the Home (No Furniture Moving / No Missing Items) Please treat the home and contents with care. Do not move furniture between rooms or remove items from the property. If something breaks or is damaged, notify us promptly through Airbnb messaging so we can address it quickly. 12. No Commercial Use / Filming / Photo Shoots Without Approval No commercial activity is allowed without prior written approval (film/TV shoots, music videos, professional photo sessions, paid content production, or business use). Unapproved commercial use may result in immediate termination. 13. Check-In / Check-Out Times Must Be Followed Please follow the stated check-in and check-out times unless an exception is approved in writing. This protects our cleaning schedule and the next guest’s arrival. 14. Late Check-Out Policy If you remain in the home 20+ minutes past check-out without approval, it may result in a late fee and/or an additional-night charge because it disrupts cleaning and can delay the next guest’s check-in. 15. Parking Rules (Follow Instructions; Do Not Block Access) Please park only in permitted areas and follow the parking instructions we provide before check-in. Do not block driveways, sidewalks, hydrants, mailboxes, or neighbors. Any towing/ticketing that results from improper parking is the guest’s responsibility. 16. Door/Window Security & Access Code Safety Please lock doors and close windows when you leave. Do not share access codes with anyone not listed on the reservation. Lost time due to lockouts or code sharing issues may result in additional charges. 17. Trash, Food & Pest Prevention Bag trash and place it in the designated bins. Do not leave food, trash, or dirty dishes outside overnight, as it can attract pests/wildlife. If trash overflows or is left loose, additional cleaning may be charged. 18. HVAC / Home Systems Care (Avoid Extreme Settings) Please do not set the thermostat to extreme temperatures, and keep doors/windows closed while A/C or heat is running. If you notice something unusual (no cooling/heating, leaks, odors), message us right away—do not attempt repairs yourself. Just to confirm that you’ve read over the house rules, please state “I’ve read your house rules” when booking this property. Most importantly, enjoy your stay and have fun!
